Schedule & Planner

When the thought of selling comes to mind, I make certain everything is organized and scheduled for you. I include you throughout the entire process, keeping you up-to-date, and ensuring that the listing schedule works with your calendar. If time is of the essence, I can make listings happen impressively fast! 

You will receive a custom walkthrough plan. This includes the staging notes, outlines of the details of improvements or repairs that need to be taken care of, and a listing calendar. It sets out all of the tasks involved and a timeline for each. It includes things like the home inspection date, the date professional photography is being done, the date(s) for repairs or painting, etc. 

I won't be stopping until there is a signature on the dotted line. And once that happens, I keep going. The listing calendar gets switched to the closing calendar. With me, the entire process is transparent, streamlined, and as stress-free as possible for you.

Home Preparation

There are going to be fixes and updates that may be required. They'll have been outlined in the walkthrough plan. I will advise and guide you on their importance, from highest to lowest. This involves things like painting and completing repairs of items noted on the home inspection.

I have a large list of preferred vendors and tradespeople. Rest assured, the work will be done professionally and to a high-quality standard.

Pre-List Inspections / Reports

A pre-listing home inspection by a reputable company is a very important tool for the listing kit!

1, it encourages buyers to submit offers WITHOUT an inspection condition.

2, because it contains a vast amount of detail about the property, you and I will be highly educated about the ins and outs of your home.

3, if any items are noted as needing repair, I can advise you as to their priority and their impact from a buyer's perspective. As well, it gives you the opportunity to do repairs before your property is on the market. Any repairs that are taken care of can then be updated in the report. I know, the cleaner the inspection report is, that translates to a high as possible sale price! And I have my preferred list of vendors and tradespeople to help you with repairs.

Decluttering, Packing & Storage

The decluttering and depersonalization of a home can be a big task but one that is necessary. I'll have noted what's required in the walkthrough plan.

I can refer you to a packer and organizer to help you with this task. Whether it's something that feels daunting or you simply don't have the time. It all gets packed up, organized, and labelled to keep your belongings safe and secure during the listing process. If you need storage for your items while we stage and sell your home, it can be easily arranged.

Professional Cleaning

A home that's professionally cleaned, from top to bottom including all the appliances, definitely ups the entire feel of your home and gets noticed by prospective buyers.

I ask all owners to maintain the property in this manner. It goes a long way toward making a great first and lasting impression.

Professional Staging

I work with professional staging from some of the best in the biz. From furniture to accessories, the staging will be completely set up, and later removed, in a timely and organized fashion. Staging can make much larger of an impact on a buyer than you may think!

Virtual staging, virtual renovations and renderings are also a great way to market a property when traditional staging may not be feasible. Whatever the case may be, your listing will be sure to look beautiful. 

Fresh Flowers

Who doesn't love fresh flowers? I can't get enough of them!

I will bring in fresh flowers for the home. These will be captured in photographs and enjoyed throughout the listing for showings. It's that little extra something to bring warmth to a space that potential buyers feel.

Professional Floor Plan & Virtual Tour

When I work with buyers, 9 out of 10 times they ask for a floor plan. Because I know what buyers need to make their decision confidently and more effortlessly, I have floor plans professionally done and ready to go for launch day.
